Practical Construction Advice with Marcin Kluk

Planning a renovation, extension or refurbishment often raises important questions long before construction begins.

Is the budget realistic? Are the drawings ready for contractors? Does the proposed design make sense from a construction perspective? Are the quotations you’ve received actually comparable? And where could unexpected costs appear once work starts?

Sometimes you don’t need another quotation.

You need an experienced contractor to look at the project with you and give you a practical, straightforward opinion.

Kluk Construction offers private construction consultations with Marcin Kluk, founder of Kluk Construction, drawing on 15 years of hands-on experience in residential construction and refurbishment in London.

The consultation is designed to help you understand your project more clearly, identify potential issues early and make better-informed decisions before committing significant time and money.

When Can a Construction Consultation Help?

You don’t need to have a finished set of drawings or be ready to start building.

A consultation can be useful if you are:

  • Planning a house renovation, refurbishment or extension
  • Considering purchasing a property that needs substantial work
  • Trying to establish a realistic construction budget
  • Reviewing architectural or structural drawings
  • Preparing a project before approaching contractors
  • Comparing quotations from different builders
  • Concerned that important items may be missing from a quotation
  • Looking for ways to simplify a project or control costs
  • Unsure about construction methods, materials or specifications
  • Looking for a second opinion before making an important decision

Every consultation is different and is focused on the questions that matter to your particular project.

A Contractor’s Perspective Before Construction Begins

Architects, structural engineers, interior designers and contractors each see a project from a different perspective.

My role during a consultation is to look at it from the perspective of someone who has to actually build it.

That means considering not only how something will look on a drawing, but how it will be constructed, accessed, sequenced and coordinated on site.

Depending on your project, we can discuss:

  • Buildability and construction methods
  • Project sequencing
  • Site access and logistics
  • Structural works
  • Plumbing and electrical requirements
  • Specifications and finishes
  • Potential programme implications
  • Areas likely to generate additional costs
  • Information contractors will need before pricing
  • Alternative approaches that may be worth considering

The earlier these questions are addressed, the more opportunity there usually is to make sensible changes.

Review Your Plans Before Going to Builders

One of the best times to involve an experienced contractor is before you send a project out for quotations.

Incomplete drawings or specifications can result in contractors making different assumptions.

You may then receive three quotations that appear to price the same project but, in reality, include very different scopes of work.

I can review your available drawings and documentation from a construction perspective and highlight areas that may need further clarification before you approach contractors.

This can help create a clearer tender and ultimately make quotations easier to compare.

Construction Budget & Cost Advice

One of the first questions homeowners naturally ask is:

“How much is this going to cost?”

Unfortunately, there isn’t a reliable price-per-square-metre calculation that works for every London renovation.

Existing building conditions, structural alterations, specification, access, mechanical and electrical work, bespoke elements and the required standard of finish can all significantly affect the final cost.

During the consultation, we can look at your proposed scope and discuss where the budget is likely to be concentrated.

Where appropriate, I can also identify elements that may be disproportionately expensive and discuss alternative approaches worth investigating.

The objective isn’t simply to make everything cheaper.

It is to help you understand where your money is going and where it makes sense to spend it.

Already Have Builder Quotations?

The lowest quotation doesn’t necessarily result in the lowest final construction cost.

Construction quotations can differ significantly in their:

  • Scope
  • Specifications
  • Allowances
  • Provisional sums
  • Exclusions
  • Assumptions
  • Payment structures
  • Programme
  • Approach to variations

If you already have quotations, we can review them together and identify questions worth asking before you appoint a contractor.

This can be particularly useful when one quotation is considerably cheaper than another and it isn’t immediately clear why.

Buying a Property That Needs Renovation?

If you’re considering purchasing a property that requires significant work, understanding the likely construction implications before you buy can be extremely valuable.

A property may have excellent potential, but seemingly straightforward ideas such as removing walls, extending, relocating kitchens or bathrooms, upgrading services or completely refurbishing the interior can substantially change the required investment.

Where appropriate, I can visit the property with you and discuss your ideas from a construction perspective.

The consultation does not replace a building survey, structural engineer or other specialist inspection. Instead, it gives you a contractor’s perspective on the scale, complexity and practical implications of the renovation you are considering.

Review Before You Commit

Construction decisions can become expensive once work has started.

Changing something on a drawing is relatively simple.

Changing it after walls have been built, services installed or materials ordered is very different.

A construction consultation gives you an opportunity to discuss the project before those decisions become expensive to reverse.

For some clients, that means reviewing an entire refurbishment.

For others, it might mean spending 90 minutes discussing three or four specific decisions that have been holding the project up.

Both are perfectly valid reasons for a consultation.

Independent Advice — No Obligation to Build With KLUK

A construction consultation is a standalone professional service.

There is no obligation to appoint Kluk Construction for the subsequent building work.

If the project is suitable for our construction team and you would like us to become involved, we can discuss that separately.

Equally, I may recommend that you obtain additional architectural information, consult a structural engineer or another specialist, reconsider part of the scope, or resolve particular issues before approaching contractors.

The purpose of the consultation is to help you determine the most sensible next step for your project.

Construction Consultation Fee

Initial Consultation — £300 + VAT

The initial consultation includes up to 1.5 hours of dedicated consultation time, together with a review of relevant project information provided in advance.

Consultations can take place on site across London or remotely where the discussion primarily involves drawings, quotations, specifications, budgets or project planning.

Before the appointment, we’ll ask you to provide a short overview of your project together with any relevant drawings, photographs, quotations or specifications. This allows me to understand the background beforehand and make the consultation as focused and productive as possible.

Additional consultation time is charged at £175 + VAT per hour.

For clients who require more extensive support, such as detailed project reviews, multiple meetings or ongoing construction advice, larger consultation packages and bespoke quotations are also available.
